North Myrtle Beach inventory is down, even with more new listings

Fewer homes are sitting on the market in North Myrtle Beach. That is the number that changes what sellers and buyers should expect right now.

The Real Estate Data Aggregator counted 2,866 homes for sale across the market in the three months ending August 31, 2026. That is down 18.3% from the same months of 2025. For sellers, less competition on the shelf is a real advantage. For buyers, fewer choices mean you may need to move faster when something fits.

Here is the twist. The Real Estate Data Aggregator also counted 2,327 new listings across the market in that same period, up 5.5% from a year ago. More homes are coming to market, but inventory is still falling. That tells you homes are selling off the shelf faster than they are piling up.

The National Association of Realtors put national supply at 4.9 months, which it called the highest level in over ten years. North Myrtle Beach is running tighter than that in most ZIP codes, as you will see below.

Rates are adding pressure for buyers

Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year averaged 6.73%. Those numbers matter because they set the monthly cost on every home in this post. Fewer choices plus higher rates is a real squeeze for buyers who are still searching.

ZIP 29582: OD, Crescent Beach, Windy Hill

ZIP 29582 covers the beach side of North Myrtle Beach, including OD, Crescent Beach, and Windy Hill. The Real Estate Data Aggregator counted 829 homes for sale here in the three months ending August 31, 2026, down 18.5% from a year ago. That is the steepest drop of any ZIP code in this market by count.

The median sale price came in at $445,000, up 4.7% from the same period of 2025. Homes sold in 86 days at the median, which is 17 days shorter than a year ago. Sellers averaged 96.8% of their list price. Oceanfront high-rise condos are a main property type in OD, Crescent Beach, and Windy Hill. If you own one, remember that HOA dues and special assessments are real ownership costs that buyers will factor into any offer. East of Highway 17 is mostly short-term rental friendly, but that must be verified for each specific property.

ZIP 29566: Cherry Grove

Cherry Grove is the only section of North Myrtle Beach with channel homes and boat docks. Channel side and beach side are two different markets here. Do not compare them as though they are the same.

The Real Estate Data Aggregator counted 447 homes for sale in ZIP 29566 in the three months ending August 31, 2026, down 14.9% from a year ago. The median sale price dipped 4.6% to $314,000. That is the one honest admission for Cherry Grove sellers: prices slipped a little. Days on market fell 30 days to 86 days at the median, and pending sales rose 10.2%. The market is moving, even if prices softened.

If you own a channel home with a dock, flood insurance is a major ownership cost that buyers will ask about. Be ready with that number.

ZIP 29568: West of Highway 17

ZIP 29568 covers off-beach single-family homes west of Highway 17. This is where year-round families, retirees, and buyers priced out of the beach side tend to land. The Real Estate Data Aggregator counted 419 homes for sale here in the three months ending August 31, 2026, down 21.1% from a year ago. That is the largest percentage drop of any ZIP code in this market.

Homes sold rose 35% to 432 closed sales. The median sale price came in at $329,900, up 3.7%. At 3 months of supply, this ZIP is the tightest in the market right now. Homes west of 17 are mostly outside high-risk flood zones, though that must be verified for any specific property.

ZIP 29579: Closer to the attractions

ZIP 29579 showed the biggest inventory drop by percentage in this market. The Real Estate Data Aggregator counted 566 homes for sale in the three months ending August 31, 2026, down 31.7% from a year ago. Homes sold fell 17.6% to 479, and the median sale price dipped 5.2% to $369,900. So prices softened and fewer homes changed hands, even as inventory shrank sharply. Buyers here have fewer choices, but sellers are not getting the same price lift seen in other ZIP codes.

One bright spot: the median days on market fell 35 days to 63 days. That is the fastest median in this market. Homes that are priced right are moving.

ZIP 28467 and ZIP 28468: The Carolina side

ZIP 28467 saw homes for sale fall 7.8% to 401. The median sale price rose 2.2% to $345,000. Homes sold dropped 12.3% to 256. The share of homes going under contract within two weeks of listing fell 12.7 points to 15.8%, the steepest two-week drop of any ZIP code here. That tells you buyers in this ZIP are taking more time to decide.

ZIP 28468 is a different story. The median sale price jumped 9% to $485,000, the highest median in this market. Inventory rose 20% to 204 homes. Days on market stretched 46 days longer to 105 days at the median. More homes, higher prices, and longer waits. Sellers here need patience and a sharp price.

What the inventory drop means for you

Nationally, the National Association of Realtors reported 4.9 months of supply, the highest in over ten years. Most North Myrtle Beach ZIP codes are running below that. ZIP 29568 is at 3 months. ZIP 29579 is at 3.6 months. Even ZIP 29582, the highest here, sits at 5.6 months.

The Federal Housing Finance Agency reported that U.S. house prices rose 0.3% from the prior month in July, seasonally adjusted. That is a slow national gain. North Myrtle Beach is not one uniform market, and some ZIP codes here moved in the opposite direction from others.
