North Myrtle Beach prices rose while national gains stayed modest

The National Association of Realtors reported U.S. home prices rose 1.3% in September 2026. That is the national number. The Real Estate Data Aggregator counted a 4.7% gain in ZIP 29582, which covers much of North Myrtle Beach, for the three months ending August 31, 2026. Owners here outpaced the country. But that one number covers beach side condos in OD, channel homes in Cherry Grove, and houses west of 17. Those are not the same market.

Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is real pressure on buyers. Higher rates push some buyers toward lower price points, which is part of why the west of 17 market and the channel side of Cherry Grove can move differently from oceanfront condos in OD, Crescent Beach, and Windy Hill.

ZIP 29582: Beach side NMB

This ZIP covers OD, Crescent Beach, and Windy Hill, where oceanfront high-rise condos are a main property type. The Real Estate Data Aggregator counted 458 homes sold here in the three months ending August 31, 2026, up 1.8% from the same period a year ago. Median days on market fell 17 days shorter than a year ago, to 86 days. Homes are not flying off the shelf, but they are moving faster. If you own a condo here, remember that HOA dues and the possibility of special assessments are real ownership costs that buyers will weigh.

Homes for sale in ZIP 29582 dropped 18.5% from a year ago, to 829. Fewer choices for buyers tends to support prices. The share of homes that sold above list price rose 3.2 points to 5.9%. That is still a small share, so most sellers are not getting over-ask offers. But the direction is moving their way.

Cherry Grove: channel side and beach side are not the same

Cherry Grove is the only NMB section with channel homes and boat docks. A channel side home and a beach side home in Cherry Grove are different markets. Channel buyers want water access. Flood insurance is a major ownership cost on the channel side. Factor that in when you think about what a channel home is worth and what a buyer will actually pay after they price out coverage.

ZIP 29582 covers Cherry Grove along with OD, Crescent Beach, and Windy Hill, so the numbers above reflect all of those sections together. One ZIP code does not tell the channel side story on its own. That is exactly why a street-level look matters.

West of Hwy 17: a different buyer, a different price

West of 17 is mostly single-family homes. The buyers here are year-round residents, families, retirees, and people relocating. This is not a vacation rental market by default. ZIP 29566 and ZIP 29568 cover much of this area.

Real Estate Data Aggregator counts for the three months ending August 31, 2026. ZIP 29566 median price fell 4.6% from a year ago. ZIP 29568 median price rose 3.7%.

ZIP 29566's median price fell 4.6% from a year ago to $314,000. That is a real dip, not a rounding error. But sales volume rose 7.5% and pending sales climbed 10.2%. More buyers are showing up. ZIP 29568 tells a stronger story: 432 homes sold, up 35% from a year ago, with only 3 months of supply. Homes here are moving. Properties west of 17 are mostly outside the high-risk flood zones, though that must be verified for any specific home.

The broader NMB picture

Across all six ZIP codes the Real Estate Data Aggregator tracks for this market, 2,037 homes sold in the three months ending August 31, 2026, down just 0.6% from a year ago. Total homes for sale fell 18.3%. New listings rose 5.5%. Supply is tighter than it was, even as more sellers are listing.

ZIP 28468, which includes part of the Carolina Shores and Calabash area near the NC line, posted the strongest price gain of any ZIP here. The Real Estate Data Aggregator counted a 9% rise in median sale price to $485,000. But days on market stretched to 105, which is 46 days longer than a year ago. Higher price, slower pace. Sellers there are getting more money but waiting longer.

Nationally, the National Association of Realtors reported that 14.5% of homebuying deals fell through in September 2026, the highest share on record. That is a national figure. NMB's sale-to-list ratio of 96.8% in ZIP 29582 and 98.3% in ZIP 29568 suggests deals here are mostly closing. But it is worth knowing that buyers everywhere are more cautious right now.

In short
  1. NMB prices held up better than the national pace in the three months ending August 31, 2026. Supply is tighter.
  2. Homes are selling faster than a year ago in most ZIPs.
  3. But Cherry Grove channel homes, OD and Crescent Beach condos, and west of 17 houses are not reading the same.
  4. One city number does not tell your property's story.
